Frequently asked

Common questions about budgets and asking prices

Why do people who ask agents budget so much less?

They are a self-selected group: people who ask agents to find them a home are often those who couldn't find one in their budget by searching. So their budgets run lower than searchers', and the gap between the two is part of the story, not an error.

Why are these figures different from Demand vs Supply?

Demand vs Supply compares the budgets of all searches in an area, every home type and size together, with what's listed today. The Affordability Gap compares one home type and size with the Rent, House Price and Short-let Index, for three groups of people separately.
