How we measure price.
Every quarter we snapshot the asking price of every listing published on Uganda Property Centre and group it by category, property type, region and area. The median is the headline figure — asking prices are heavily skewed, and a single mansion should not move an area's number.
Areas and property types with fewer than 20 listings are left out, as are listings advertised in US dollars and listings asking below USh 10 to rent or USh 100 to buy — placeholder prices rather than real ones. Every figure is in UGX.
