How we count rents has changed
From 1 Sep 2026, this report counts every rental listed per month. Earlier rent figures covered only a small share of listings, so they aren't compared here. Not comparable with the same month last year.

How we measure price.
This report uses the median asking price of active listings on Uganda Property Centre in September 2026, for each mix of category, property type, bedrooms, region and district. Where it combines several of these, it averages their medians, weighted by how many listings each has. Using medians, not means, keeps a single unusual price from skewing a group's figure. We leave out an area's figure when it's more than 20 times the typical figure for its region (or for the whole country, where the rest of the region has too few listings) for the same kind of property, as these are almost always pricing mistakes.
